Calidad Inmobiliaria, the “Grupo Entero” real estate arm, has shaped the landscape of Guatemala and El Salvador for over 22 years. The company specializes in real estate development, fundraising, investment vehicles, and private equity fund management. With a portfolio that includes buildings, warehouses, shopping centers and leased assets, Calidad stands out for its innovative approach and relentless growth.

As the company scales rapidly, so too has the scope of its legal and acquisitions strategy—much of which is being led by Juan Pablo Rodriguez, the company’s legal, acquisitions, and new business development director.

When Rodriguez first joined Calidad Inmobiliaria, the legal function needed a transformation.

“My first role was to establish order to achieve greater agility and adequate relationships with external advisors,” he recalls.

Recognizing the need for efficiency and sustainability, Rodriguez built a legal department that could support rapid expansion without becoming a cost burden.

To do this, he created a fee-based internal legal structure.

“I have sought to avoid being a cost center, so I created a structure where I charge for projects to generate a legal fee,” he says.

This allowed his department to effectively manage outside counsel, reward internal team members, and deliver measurable value.

The strategy worked. Rodriguez has turned his legal division into a revenue-aware operation that is integral to business development. He has maximized the profitability of the legal area to become a department that generates and provides added value.

With the growth of Calidad Inmobiliaria, in addition to the expansion of its internal team, we have found it necessary to strengthen and forge strategic alliances with external legal advisors who enable our expansion plan. ALTA has been one of them, not only serving as our primary advisor on our real estate projects, handling all the legal support required from project conceptualization through to closing. Thanks to its diversification, it has also been able to advise us on the creation of investment vehicles, corporate restructuring, and, soon, on projects related to public offerings.

In both Guatemala and El Salvador, our in-house legal managers’ priorities and mandate include strengthening strategic relationships like the one we have with ALTA and, as with any negotiation, seeking win-win agreements that allow us to count on their advice to continue with our expansion plan.

New models, new markets

Beyond his legal expertise, Rodriguez also plays a critical role in business development, particularly as Calidad explores pioneering real estate models. One of the company’s most exciting ventures is its foray into joint venture cities—collaborations with major landowners to develop entire urban environments.

“This is a new business model that didn’t exist in Guatemala,” Rodriguez explains. “We’re inviting other developers to join our project.”

These innovations are fueling an aggressive deal pipeline. In 2023, Calidad closed seven significant transactions. In 2024, they doubled that figure to 14. He notes that this creates more work for everyone and allows the company to differentiate its portfolio, referencing a diversified mix of assets across five distinct real estate product types.

Looking ahead to the rest of 2025 and beyond, Rodriguez is spearheading the creation of new investment vehicles across Guatemala, El Salvador, and Panama. These capital structures aim to attract a broader base of investors while allowing the company to launch operations in a fourth country through a layered investment strategy.

“We’re building complex legal models to standardize services for each type of project—without sacrificing quality or agility,” he explains.

Rodriguez’s deal-making philosophy centers on mutual benefit.

“As long as you have a win-win mentality, you’ll be the best negotiator,” he says. His team starts each negotiation by asking, “What does the other party want?”

This emphasis on balance and long-term relationships has helped Calidad maintain successful partnerships with external counsel, including long-time collaborators like ALTA.

People, passion, and purpose

Rodriguez leads a growing team of more than 20 professionals across multiple departments, including eight legal team members in Guatemala and El Salvador. Talent acquisition remains a challenge, but one that Calidad approaches thoughtfully.

Rodriguez strongly emphasizes cultural alignment when hiring, leveraging tools like Predictive Index to complement a deeper focus on values and principles. His retention strategy is built around offering career development plans, coaching, flexible work arrangements, and academic support—all designed to foster long-term engagement. He believes that investing in people first naturally drives results, a mindset that defines both his leadership and his team-building approach.

One of his most consistent challenges is maintaining team motivation and focus amid the pressures of a fast-paced, ever-changing business environment. Balancing empathy with performance expectations is a continuous effort, but one he sees as essential to effective leadership.

Rodriguez is also a strong advocate for personal growth and sees negotiation as one of the most fulfilling parts of his role. He constantly pushes himself to evolve as both a leader and a strategist, aiming to guide his team toward meaningful outcomes.

He’s equally forward-thinking about technology, especially artificial intelligence, which he sees not as a future concept but a current tool. By automating repetitive legal tasks, his team can devote more energy to high-value work, particularly developing the soft skills that will remain indispensable in an AI-driven world.

More than a lawyer

Rodriguez’s interest in law began in childhood, inspired by his father’s sharp dress and sense of professionalism, even though he wasn’t a lawyer himself.

“When the time came, it made sense to study law,” Rodriguez recalls. But he always wanted more than a traditional legal role.

His current position—overseeing legal, acquisitions, and business development—is realizing that dream. It was a formative experience at Boston University’s master’s program, where he interned with an in-house legal team, showing him his path today.

“I saw that being part of an in-house team could fit my long-term goals,” he says.

Still, his biggest personal challenge has been self-recognition.

“I always push myself for better results and am not easily satisfied,” he says. Staying aligned with the kind of leader he aspires to be is a continuous process. “It’s important to stop now and then and ask: am I still on track?”

Away from the office, Rodriguez is passionate about cars, particularly vintage BMWs, including one from his birth year. He’s an avid runner and mountain biker, often spending weekends restoring his collection or exploring the outdoors. He also values travel and shared experiences with his wife, whom he describes as his most steadfast supporter.

Family is central to Rodriguez’s identity. He prioritizes quality time and meaningful conversation with one older sister and two younger brothers.

“I accumulate moments of happiness,” he says, “doing the things I love most, with the people I love most.”

Rodriguez may have started his career aiming to bring order to a growing legal function, but today, he’s a leader charting new frontiers for Calidad Inmobiliaria. With a mind for strategy, a heart for people, and a vision for transformation, Rodriguez is helping shape not only a company but a new era of real estate in Central America.
