Guiding CMH through transformative growth

For half a century, CCMC quietly established itself as a leader in community management. That culture provided a solid foundation when CCMC entered a new phase of accelerated growth. In November, Boston-based private equity firm Charlesbank Capital Partners formed Community Management Holdings (CMH) with a clear vision to build the market-leading platform for community management companies, making a strategic investment in CCMC as the first brand in the portfolio.  CMH then entered a rapid expansion mode, marked by mergers and acquisitions, a growing management portfolio with new community offerings, and a reimagined business development function. In just four months, CMH experienced a 300 percent growth, with its door count approaching half a million nationwide.

With this surge in scale came new complexity—legal, financial, and regulatory—that required a different kind of internal infrastructure. That’s where General Counsel Kim Rovtar came in. Joining CMH in March 2025, she became the company’s first in-house attorney, tasked with building the legal function from scratch while simultaneously guiding CMH through its most dynamic chapter yet.

“It was never the intent that it would be a department of one forever,” Rovtar explains. “But as the first lawyer in-house, I needed to roll up my sleeves, analyze what was happening across the business, and start putting guardrails in place.”

The generalist as a strategy

Rovtar’s background made her a natural fit for CMH’s needs. She began her career in private practice, gravitating toward corporate law and mergers and acquisitions. That expertise drew her into private equity-owned companies, where she served as associate general counsel for Ensono and later as general counsel for Blue River PetCare in Chicago. At Blue River, she had already built a legal department from the ground up.

“I like to be challenged, and I like that the work differs day to day,” she says. “This role is an inch deep and a mile wide—from employment matters to litigation, from drafting contracts to supporting real estate needs. That’s what excited me about CMH.”

At CMH, Rovtar’s legal portfolio is as broad as it is critical. She manages litigation, drafts and reviews customer management agreements, supports the finance team with operational and compliance matters, oversees regulatory disclosures, and assists in negotiating vendor contracts following cost-saving initiatives. She also guides the company’s mergers and acquisitions pipeline, which has been a major driver of growth since the Charlesbank partnership.

“Being a private equity-owned company, there are cost-saving initiatives, vendor negotiations, compliance reporting,” Rovtar explains. “It requires being a true business partner, not just the lawyer in the room.”

Her training in accounting, with both undergraduate and law degrees from the University of Illinois Urbana-Champaign, strengthens her ability to translate legal complexity into business strategy. “Some new in-house lawyers miss that piece,” she says. “My accounting background helps me digest legal issues into practical business applicability.”

Scaling the legal function with vision

As CMH has expanded, Rovtar has focused on laying the foundation for a scalable legal function. Initially a department of one, she has had to act as general manager, player, and coach.

“You need to work in the role for a while before knowing how quickly things happen—the M&A pipeline, customer agreements, compliance requirements,” she notes. “Having been in the trenches before, I know what a department truly needs to succeed.”

One of her key initiatives has been implementing a contract lifecycle management system to streamline contracting operations and increase efficiency. She has also been at the forefront of shaping CMH’s AI policies, ensuring the company leverages emerging tools responsibly.

“AI helps me with first drafts, with analyzing agreements, with reporting provisions. It’s not about copying and pasting—it’s about using it as a starting point and building from there.”

Rovtar is also quick to credit CMH’s culture of collaboration. Many of the company’s senior leaders, including its president and CFO, have longstanding tenure that sets a tone of stability, even amid rapid growth. At the same time, new strategic leaders have been added during this expansion phase, creating a shared sense of purpose.

“We all very much want everything to succeed, and we’re working toward the same goal,” Rovtar says. “The culture is wonderful—supportive, collaborative, and aligned.”

Her ability to triage, prioritize, and build guardrails while embedding herself as a strategic partner has helped ensure that CMH’s legal function doesn’t just react to growth but actively enables it.

Balancing career, family, and representation

While Rovtar is deeply committed to her professional role, she is equally passionate about her identity as a working mother. She and her husband, a professor of social work and fatherhood researcher at Arizona State University, are raising three daughters, ages 12, 10, and 6. The family recently relocated from Chicago to Chandler, Arizona, a change she admits was significant but one that aligns with her career goals and family life.

“Women put so much pressure on themselves,” she reflects. “For me, it’s a constant juggling act and a lesson in prioritization. I value my career, I take a lot of pride in what I deliver, but I also want to be the best mom I can be.”

She emphasizes the importance of modeling a strong female influence for her daughters.

“It’s a huge driver every day to show my girls what success looks like,” Rovtar says. “As they’ve gotten older, it’s only solidified my decision to keep my foot on the gas in my career while still being present as a mother.”

Outside of work, Rovtar finds balance in reading fiction, attending WNBA games with her middle daughter, and spending summers at her family’s lake house in Marcellus, Michigan. The lake house, bought by her grandmother in the 1990s and restored by Rovtar and her husband in 2016, has become a cherished constant amid frequent relocations.

“We bought it when it still looked like the 70s,” she laughs. “It needed a lot of work, but now it’s where we gather every summer, boating and spending time together.”

Her passion for representation also extends to supporting women in law. Surrounded by strong examples – with half of the executive team comprising working mothers – Rovtar is encouraged by the progress she sees but stays focused on creating pathways for others.

“It’s important to me to highlight working mothers,” she says. “Bringing up other women and modeling strong leadership is part of what motivates me.”

As CMH continues its transformation into the management company of choice for homeowners’ associations nationwide, Rovtar’s role will only expand. Her vision is to grow the legal department thoughtfully, scaling with the organization while supporting the collaborative, values-driven culture that defines CMH.

“We are 300 percent larger since I joined, which is exciting and brings new growth opportunities,” she says. “The challenge is making sure the legal function grows at the right pace and in the right way. It’s about creating the structure to support sustainable, long-term success.”

That balance—between legal rigor and business pragmatism, between professional ambition and family commitments, between rapid growth and enduring values—defines Rovtar’s leadership. For CMH, it’s also what ensures that the strong foundation built over 50 years continues to support its next era of community, service, and growth.
